McCormick Ranch is a roughly 4,000-acre master-planned community in central Scottsdale's 85258 ZIP code, developed beginning in the early 1970s on land that was previously the Fowler McCormick ranch. It was one of the first large planned communities in the Valley and it still shows the era's priorities: wide greenbelts, an interconnected path system running for miles, several man-made lakes, and two golf courses woven through the residential fabric. Because it built out decades before north Scottsdale, the landscaping is genuinely mature, the trees are large, and the location is central rather than peripheral, which is its main competitive advantage today.

The lakes are the community's signature and its most misunderstood feature. They are man-made, they are private, and they are not open for public swimming or general boating. Lakefront lots command a clear premium, and the specifics of what an individual owner may do at their waterline are governed by the community association rather than assumed. Buyers drawn by the water should ask precisely what rights come with a given property, because they differ from what a lakefront property in another part of the country would imply.

The other thing to understand is housing vintage. Most of the stock dates from the 1970s and 1980s, which means original systems are at or past end of life unless someone has replaced them.
