Sonoran Fairways and the golf villas
Attached and patio-style homes with lower maintenance obligations, forming the community's entry price band. These trade actively with second-home and lock-and-leave buyers, and HOA structure and rental rules vary meaningfully between the villa associations.
Saguaro Ridge and Echo Ridge
Mid-size single-family neighborhoods on desert lots away from the course corridor. Generally the best value per square foot in the community, with the tradeoff being no golf frontage and, on interior lots, less of the view that draws buyers here.
Talus and the northern edge
Homes along the community's upper boundary, closest to the preserve and open desert. Trail proximity and unobstructed north views are the draw; the tradeoff is the longest drive to Scottsdale Road services of anywhere in the community.

City services, permitting and municipal taxes are Scottsdale's. The schools, however, are not, which is the part that catches buyers off guard.
Which school district serves Troon North?
Cave Creek Unified School District, not Scottsdale Unified. This is the single most common misconception about the community. Families in the area generally attend Black Mountain Elementary, Sonoran Trails Middle School and Cactus Shadows High School, all located north of the community. Trail access is a real value factor for lots along the community's northern and eastern edges, not just a lifestyle talking point.
How are HOA fees structured in Troon North?
There are two layers for most properties: a master association covering the community's shared roads, common desert areas and standards, plus a sub-association for the specific gated enclave or villa neighborhood. The master fee is modest; the sub-association fee varies enormously, from very low for a single-family desert lot to substantial for an attached villa where the association maintains exteriors, roofs and landscaping. How far is Troon North from downtown Scottsdale and the airport?
Plan on roughly 25 to 30 minutes to Old Town Scottsdale and 45 minutes or more to Sky Harbor without traffic, and longer during winter season when the corridor is busy. Day-to-day services are closer than that; there is grocery, dining and retail along the Pima and Alma School corridors within about ten minutes.
